Read below to learn more about real estate terminology before you buy a vacation home in Mexico.

Real Estate Terminology – Terms You Need to Know

  • As-Is: When purchasing a home, there are some homes that are sold “as-is” or with requesting repairs options. The “as-is” phrase means that the seller does not want to do any repairs on the home or provide a credit off the price. However, the buyer can decide to purchase the home as it is and depending on the repairs that need to be done, or they can wait to see the results after the home inspection has been done.
  • Appraisal: An appraisal is the value of a property that is done by a person that is authorized. An appraisal is usually required before any real estate purchase, especially for insurance, taxes, and loans. To get an accurate appraisal, the professional will review properties that are similar that have been sold recently. The square footage of the home, bedroom numbers, bathroom numbers, and the age of the property will help determine the real estate appraisal value.
  • Listing Agent & Buyer’s Agent: A listing agent will represent the seller of the property and the buyer’s agent will represent the buyer. A buyer’s agent can also be called the purchasing agent, too. They will assist the buyer in finding appropriate properties in the price range and pay attention to the buyer’s preferences for a home.
  • Closing: The closing is also known as a settlement, and this is the last step with purchasing real estate. When it is closing day, it means the buyer is the official owner of the property.
  • Days on Market (DOM): Days on Market or DOM is the number of days the real estate property has been listed until it is sold. The difference between DOM and Cumulative Days on Market Days can sometimes vary.
  • Due Diligence: Due diligence is the time period from when the purchaser and/or investor access the property that they are interested in buying. During that time, they will receive a full disclosure about the real estate property’s facts before completing the purchase with the seller.
  • Escrow Holder: An escrow agent is a third party that is neutral during any real estate transaction. The escrow holder will be holding the funds along with any assets until both the seller and buyer are satisfied with the purchase agreement. Once all have agreed with any obligations, then the funds will be released to the seller and the sale is closed.
  • Homeowners Association (HOA): A homeowner’s association or HOA is the organization that will manage the property, and this usually occurs with condos, gated communities, or a subdivision. The HOA will have their own rules. Once someone purchases a property, they will become part of the HOA and will be required to pay HOA dues or fees.

The origins of El Triunfo date back to the 18th century when gold and silver started being mined there. The first mine was founded in the late 18th century by Manuel de Ocio. Later, the British El Progreso Mining Company purchased the mine and El Triunfo prospered. At one point, El Triunfo was the largest town in Baja California Sur with more than 10,000 people at the start of the 19th century. Later in 1926, the mines closed, and the majority of the town’s residents were forced to leave El Triunfo to look for work elsewhere.

Mining Origins of El Triunfo

The mining origins of El Triunfo showcase original mining equipment, smokestacks, and brick ruins. Also, the large smokestack in the town is called “La Romana”, and it is 35 meters high. However, the rainy season occurs during summer in many top Mexico beach destinations, too. One of the most important things you should pack are swimming suits. On average, most people spend the majority of their vacation at the beach or around the pool at the resort. You should try to bring a couple swimming suits with you, so you can change swimsuits each day while the one you wore the day before dries.

  • Comfy Shoes

Next, Mexico is known for its charming cobblestone streets which are excellent for exploring. However, the streets can be challenging to difficult so make sure to pack comfy shoes. Comfortable shoes will allow you to explore without getting injured. Tennis shoes, flip flops or shoes that are comfortable for hiking should be packed. Mexico is a casual vacation destination, so you don’t need to bring high heels or fancy shoes.

  • COVID Test Restrictions

Right now, Mexico is currently welcoming vacationers to the country and they are not requiring them to provide a recent COVID test. However, they are taking temperatures at the airport, then they also ask that vacationers complete a health questionnaire. If you will be returning to the United States after your vacation, you should know that they are requiring you to provide a negative antigen COVID test that has been taken 72 hours prior to arriving. Canada has cancelled all Mexico flights temporarily, but are expected to resume service shortly. It is important that you check any COVID travel requirements before you travel. Some of the Mexico resorts are providing onsite COVID testing to make it more convenient for vacationers.

  • Pack Less Items

Many vacationers that visit Mexico make a common mistake of overpacking. The truth is, most vacationers spend a lot of time at the beach or at the pool, which means you need to pack less items. Some of the essential items that you should pack for a Mexico vacation include a few pairs of shorts, one or two pairs of pants, a few tank tops, a lightweight jacket, comfortable shoes, a hat, and sunglasses. If you happen to forget items, don’t worry. Mexico is known for having great shopping that have affordable prices, too.
