PV’s History: Fishing Village to a World Class Tourist Destination

The rich heritage and history are just a few reasons why Puerto Vallarta is a favorite vacation destination in Mexico. Puerto Vallarta has become very popular and tourism is thriving. Puerto Vallarta’s origins have a lot to do with its close proximity to valuable mining centers in the Sierra region. In addition, the beautiful Bay of Banderas along with the Ameca River agricultural valley have contributed to the history and development of Puerto Vallarta over the years. Do you live in Villa La Estancia in Riviera Nayarit and want to learn more about your hometown? If so, continue to read below to learn more about PV’s history, and how today it is a hot spot for international tourists.

PV’s History: Fishing Village to a World Class Tourist Destination

Before the nineteenth century, there isn’t much-documented information about Puerto Vallarta’s history. Archaeologists have found evidence that Aztatlan people inhabited this area around 580 BC. Centuries later in 1524, the Spanish invaded the area which led the native people and the Spanish colonizers to battle. The battle was very large and it occurred between Hernan Cortes and up to 20,000 native Indians. Ultimately, Hernan Cortez won the battle which led to the Ameca Valley being controlled by Spain. The valley was later renamed Banderas, because of the vibrant and colorful flags that the native Indians carried with them when they were battling. Puerto Vallarta appeared on the maps and with sailing logs as a safe place for the Manila Galleon trade. The Banderas Bay beaches and the Banderas Valley were places that ships that could go to during their travels when they were seeking refuge or a replace to restock supplies. Also, Puerto Vallarta was an area where any smuggled goods could be sent forward inland to towns that were located near Mascota, so they could avoid customs that were located in San Blas, Nayarit.

Puerto Vallarta: The Transformation

Puerto Vallarta went through a major transformation during the sixties and seventies. With this transformation, the town was converted from a small fishing village into a world class tourist destination that it is today. The federal government of Mexico started off by resolving disputes with old properties that had stopped developing for most of the twentieth century. There were numerous communal lands that was converted into land that became privately owned. In addition, in 1973 revenue from land trust sales were used to assist the city to grow even more.

Puerto Vallarta: The Night of the Iguana Legend

Another major element about the history of Puerto Vallarta’s surrounds the filming of the “The Night of the Iguana” movie in 1964. The movie was directed by John Huston, an American director, and the movie was filmed in Mismaloya which is a small beach village just south of Puerto Vallarta,. The media in the United States covered the affair between Elizabeth Taylor (actress) and Richard Burton (actor) who were the two stars of the movie. The media news reported all the fights and lover’s quarrels that the two stars had during filming, and the media attention actually helped put Puerto Vallarta on the map for tourists in the United States who were intrigued by the drama.

Puerto Vallarta: Improvements with Transportation

Another aspect that played an important role in Puerto Vallarta’s history is that the Mexican government began investing in transportation to and from Puerto Vallarta in the late 1960’s which made it much easier for tourists to visit. The Puerto Vallarta International Airport was constructed, then ground transportation was also improved, so automobile traffic could be increased to the city as well. Also, on June 1st, 1970, the El Salado wharf was inaugurated, which made Puerto Vallarta the first harbor town in Mexico. Today, the cruise ship terminal is actually located where the El Salado wharf was initially developed, and Puerto Vallarta was officially designated as a city in 1968. The federal and state government in Mexico helped make Puerto Vallarta a tourist destination. In the 1970’s, hotel and resort development started to increase, and currently there are more than fifty 5-star and 4-star hotels and resorts in the area. Over the last several decades, tourism has significantly increased in Puerto Vallarta, and there are numerous expat communities with residents from Europe, Canada, and the United States purchasing Mexican real estate or buying a second home in the area.

Puerto Vallarta: Modern Day

Today, Puerto Vallarta has economic wealth due to its perfect climate, natural scenery, breathtaking beaches, and rich heritage. Back in the early eighties, the peso was devalued which made PV a super deal for foreigners visiting the area. In the early nineties, a federal Agrarian Law was put into place that allowed foreigners to own ejido land via bank trusts. More land and properties were able to be sold, which led to increased development and construction in private homes, resorts, and condos. Puerto Vallarta’s growth was on the rise again, which allowed many foreigners to invest in real estate in Puerto Vallarta. Today, tourists who want a great vacation that they can afford come to Puerto Vallarta because it is still reasonably priced.

Riviera Nayarit Real Estate Tips

Are you interested in owning Riviera Nayarit real estate? Just north of beautiful Puerto Vallarta in Jalisco, lies the up and coming state of Riviera Nayarit where you can find the luxurious Villa La Estancia. With many great Riviera Nayarit real estate options available for those individuals dreaming of a vacation home at the beach, Riviera Nayarit real estate could be in your future. Read below to learn how you can find the perfect Riviera Nayarit real estate property at Villa La Estancia.

Time To Buy?

In Riviera Nayarit and Puerto Vallarta, it is well known that there is a high season and low season that drives the tourism industry. High season is considered the cooler months between November through April. Low season in Puerto Vallarta and Riviera Nayarit is considered the hot and humid months between May and October. The seasonal tourism trends can have an effect on Riviera Nayarit real estate prices as well. With the increased demand and traffic that occurs during the high season months, the best time to buy could be at the end of high season or during low season. There will be less qualified buyers physically in town at that time that could be potential competition against you for a Riviera Nayarit real estate property that you want to buy. Less buyers means it will be easier to find the home of your dreams. In addition, many Riviera Nayarit real estate owners travel during the low season when temps are soaring, so more properties will be vacant which makes it easier to schedule multiple viewings in a short period of time.

Find An Experience Realtor

Anytime you are in the market for a new home, an experienced and reputable realtor is an invaluable resource to guide you through the purchase process. With Riviera Nayarit real estate, realtors can help maneuver the somewhat complicated process of buying a home in another country. Experienced Riviera Nayarit real estate agents will know the available properties that fit your search criteria, and they can help you securing financing if needed. Especially with the complications of having purchase contracts in Spanish, it is crucial to have a trustworthy and honest Riviera Nayarit real estate agent working with you. At Villa La Estancia, we have professional and motivated in-house brokers that can help you with your search to find the perfect residence right for you. Make sure to ask for referrals, and do your homework to ensure you only enlist the services of a qualified realtor.

Consider Your Riviera Nayarit Real Estate Budget

One of the most important considerations when buying a Riviera Nayarit real estate property is to make sure you create a budget. In Mexico, most properties are paid for in cash instead of obtaining a mortgage loan. It can be difficult to obtain financing in Mexico, and the interest rates are significantly higher than typical mortgage loans in the United States or Canada. Because of this, it helps if you are able to buy a property with cash if you want to make a Riviera Nayarit real estate investment. If that is not an option, luxury Riviera Nayarit real estate properties such as ours at Villa La Estancia in Nuevo Vallarta are pleased to be able to offer in-house developer financing. This is hard to find in Mexico, so a great option for those individuals who want the best, but can use a little help with their cash flow. We at Villa la Estancia is dedicated to making your homeowner dreams come true.

No matter what type of Riviera Nayarit real estate you choose, make sure you use a great realtor, buy at the right time, and adhere to your budget so that you do not overextend yourself and ruin your Mexico beach home dreams. Key Parties in Buying Mexican Real Estate at the Beach

When non-Mexican nationals buy Mexican real estate at the beach there are four key parties involved in the process in addition to the buyer. Buying Mexican real estate at the beach means that you will be purchasing within the restricted zone that is applicable when the property is within 50 km of the beaches and borders of the country. While it is still totally possible for foreigners to purchase Mexican real estate at the beach within the restricted zone, it requires an extra step, as you will see explained below.

Key parties in Buying Mexican Real Estate at the Beach

● A realtor (optional)
● Buyer’s Attorney (optional)
● Fideicomiso Bank trust (obligatory for foreigners)
● A Notary (obligatory)

A realtor for buying Mexican real estate at the beach

The real estate company offers much needed support and guidance when it comes to finding and buying your home, but also when it comes to the processes, laws, and regulations of real estate in Mexico. Each and every country has it’s own process when it comes to buying property so it never hurts to have the help of experienced and knowledgeable individuals. Nevertheless, using a realtor is not essential and you may well find a property for sale by other means.

Buyer’s attorney

Like using a realtor for buying Mexican real estate at the beach, hiring a buyer’s attorney is not essential, though very reassuring and useful. An attorney will represent and protect you in all legal dealings. In this case they can draw up contracts and reviews the terms and conditions of the sale as well as providing advice. However, only a licensed Mexican attorney should provide such advice as foreign attorneys are not licensed to practice law in Mexico and will not be qualified to provide you with advice on these matters. An attorney may also help you save money as they will be aware of the standard costs and fees and will be able to work to get you the best prices at each stage.

Notary

A Notario Publico (Notary) is a licensed Mexican attorney who has been certified by the state and federal governments to act as an unbiased and official representative for the Mexican government. There is no way that you can purchase Mexican real estate at the beach (or anywhere else in Mexico) without the services of a notary. And that goes for both foreigners and Mexican nationals. Notaries in Mexico have similar duties to those performed by Canadian notaries and have great responsibility (more than a notary would in the US, for example). A Notario Publico has to pass stringent exams and is considered a governmental official; their duties include providing strict security when it comes to original records and documents. They record all documents with the Public Registry of Property, and could be held liable in a court of law if something goes seriously wrong! The role of the notary is so important that any real estate transaction not ratified before one (and duly recorded) is considered invalid and unenforceable! In real estate transactions the notary is equally responsible to the buyer and seller, but ultimately works for and answers to the Mexican Government.

Fideicomiso bank trust

Finally, if you want to buy Mexican real estate at the beach you are going to be buying a property within the restricted zone. This means that you will require a Trustee Bank to act as a fideicomiso (trustee) for you. You can choose any established and qualified bank so long as they are registered in Mexico and have a Trust Department; the bank will ensure that the closing is legal and appropriate and will issue a trust for the real estate for your use alone. The bank cannot transfer ownership, change beneficiary rights, or do anything with the property without your written instruction, too, so you can be sure it is totally legitimate and safe. Better yet, Mexican banks have the protection of the government when it comes to warding off bankruptcy; the trust is guaranteed indirectly by the government.

If you buy property in Mexico you’re likely to deal with these four key parties at some point or another.

Top Tips for Finding the Best Real Estate in Puerto Vallarta and Riviera Nayarit

With some simple steps, finding the best real estate in Puerto Vallarta and Riviera Nayarit is easy. Here are some strategies you might want to employ to help you in your quest for a vacation home that is tailored to your needs.

Choose the right time to buy

The end of high season is a great time for finding the best real estate in Puerto Vallarta and Riviera Nayarit as this is the time when most of the expats and snowbirds have gone home for the summer. You will find that real estate agents have more time for you and are more likely to focus on finding you exactly what you want. Furthermore, properties are more likely to be vacant during this time, so you will find scheduling multiple visits to see real estate in one day much easier. You will also get to see the property in the rainy season, which will highlight any leaks or mold problems, as well as issues you might find with regards to airflow.

Get a good real estate agent

It is the job of a good real estate agent to manage expectations and make sure people know exactly what to expect when looking for investment properties in paradise. You also need an agent who can be honest with you about costs and your chances of finding what you want within your budget. Alongside a good real estate agent, you will also want to have a reliable real estate attorney and notary, both of whom a reputable real estate agent can recommend.

Buy Property You Can Afford

Make sure you have the capital to invest in real estate in Puerto Vallarta and Riviera Nayarit. Most properties in Mexico are paid in full rather than using a mortgage, although Mexico’s mortgage lending business is growing steadily. In addition, mortgage interest rates in Mexico are very high. Some high-end properties, like Villa La Estancia Real Estate, offer developer financing, which is a great option. Nevertheless, the best rule of thumb is to buy real estate in Puerto Vallarta and Riviera Nayarit that you can afford.

Consider YOUR expectations

How many times have you been told: “Don’t buy near the beach because properties are more expensive” or “Find real estate out of town, so it’s cheaper!” While you will find real estate in Puerto Vallarta and Riviera Nayarit to be much cheaper in less desirable locations, you might want to reconsider why you want to move to Banderas Bay. If your goal is to live cheaply, then by all means, choose a cheaper neighborhood; however, if your goal is to experience the wonders of this breathtaking location, then choose real estate that matches your expectations. You might also discover that properties by the sea are not out of your reach.

Be realistic

Take into consideration how often you will realistically be able to use your property; how many times a year will you visit. If you are planning to live in your home full time or for long periods, you will need a different kind of property than if you were buying real estate in Puerto Vallarta and Riviera Nayarit as an investment to rent.
