The History and Mystique of Tequila in Mexico

The pride and joy of Mexico is tequila, did you know that? It’s true! This delicious liquor has been a top choice for people around the world since it was first introduced in Tequila, Jalisco in the 16th century. Tequila’s predecessor was pulque, a fermented beverage that was made using the agave plant back in pre-Columbian times in Mexico before the Europeans invaded the country. Do you love Mexico and want to buy luxury real estate? If so, consider Villa La Estancia which is the premiere Nuevo Vallarta real estate opportunity in Riviera Nayarit. We offer elegant beachfront residences with all the bells and whistles so that your second home in Mexico is everything you have dreamed of and more. Read below to learn more interesting facts about tequila and its history, and maybe you can enjoy a tequila in your new home in Mexico soon!

Origins of Tequila: Pulque

The Aztecs inhabited ancient Mexico and began the process of fermenting the agave plant to create a milky alcoholic liquid known as pulque between the years 1000 B.C. through 200 A.D. Pulque was created using the sap of the agave plant, and the Aztec people event worshipped two Gods that had a unique relationship to pulque. Mayahuel was the first Aztec God that was the goddess of the plant, and her husband Patecatl was the second God who was worshipped as well. Around 200 A.D.,the first evidence that pulque appeared in ancient drawings found on stone walls in the area. However, pulque was not transformed into the tequila that we know and love today until years later when Spain invaded Mexico.

Spanish Conquistadors Influenced the Creation of Mezcal and Tequila

Mexican agave plant

Did you know that the fermentation process of pulque underwent a transformation when the Spanish conquistadors arrived in Mexico in the 1400’s and 1500’s? The Spanish invaders drink of choice was brandy, but brandy was difficult to find in North America. As a result, they started improvising to make a new liquor called mezcal by using the agave plant and mud. Tequila is technically a type of mezcal, but tequila must be made exclusively from the blue agave plant, while various types of agave plants can be used to make mezcal. During the 1500’s, the Spanish government opened trade operations between Mexico and Manila that allowed mezcal and alcohol to be more easily traded. Later, in the 1600’s the largest Mexican distillery was constructed in Tequila, Jalisco.

1700’s – The Transformation into Modern Tequila

The Cuervo family started distilling tequila commercially in Mexico in 1758. Over 100 years later in 1873, the Sauza family successfully identified that the blue agave plant is the best choice for producing high-quality tequila. Approximately fifty years later near Tijuana, the first margarita was created by an Irishman named Madden who owned a bar in Tijuana. Many Americans would travel down to Mexico so they could get alcohol during prohibition, and Tijuana had more than 100 bars in town during the 1920’s. James Graham, an American journalist, and his wife were vacationing in Mexico and stopped at a bar in Tijuana that was owned by Madden, an Irishman. Madden created the Tequila Daisy, which was the first margarita. Many bars closed down after 1936 when alcohol was legalized again in the United States. The drink created by Madden became known as the margarita, and is still one of the most popular drinks in the USA and around the world. The first recipe for the margarita was published a few decades later in Esquire Magazine in 1953, making the margarita even more popular around the world.

Tequila is Intellectual Property of Mexico

Tequila from Mexico

In the year of 1974, the Mexican government officially declared tequila intellectual property of Mexico. This ensures that tequila can only be made in Mexico, and other countries are prohibited from producing tequila legally. The laws in Mexico clearly state that tequila can only be made in the state of Jalisco, along with a couple municipalities in the neighboring states of Tamaulipas, Guanajuato, Nayarit, and Michoacan. To ensure the high quality of tequila being produced, a Tequila Regulatory Council was also created. Remember, tequila is an alcoholic beverage that is made from only the blue agave plant, and this alcohol is mostly produced in Tequila, Jalisco.

Summer in Riviera Nayarit

It’s summer in Riviera Nayarit, which means the heat is on! While high season in Banderas Bay and Riviera Nayarit is during the winter months, summer also brings plenty of visitors into the area to enjoy the natural beauty even if it’s a little steamy. Thousands of visitors come to Riviera Nayarit all year long, but if you visit during the summer, you may need some tips on how to handle the heat and humidity that can be quite intense at times. Are you visiting Riviera Nayarit soon for your vacation, or do you already own a second home at Villa La Estancia in Nuevo Vallarta? If you do, then continue to read below for our tips on how to enjoy summer in Riviera Nayarit.

Swimming in the Ocean

When the heat is on in Riviera Nayarit, one of the best ways to stay cool is to go swimming in the ocean. Riviera Nayarit is known for having some of the best beaches in Banderas Bay, and tourists and residents love to enjoy a refreshing dip in the ocean. The beaches in Nuevo Vallarta have wide, sandy shores and there isn’t a ton of shells or rocks like there is in other beaches near Puerto Vallarta. You can also find many restaurants on the beach in Nuevo Vallarta or Bucerias. In the mood for lunch al fresco, or want to sip a refreshing margarita as you take in the incredible ocean views? The options are endless as there are many restaurants to choose from in Riviera Nayarit that are great places to enjoy a nice meal during the day or evening. Bucerias is a quaint town on the beach just north of PV where you can even go horseback riding on the beach for a small fee. Jump in the ocean after your horseback ride to cool off and enjoy summer in Riviera Nayarit that much more.

Enjoy a Morning Hike

Banderas Bay has some of the best hiking, rivers, and waterfalls in all of Mexico. While the entire region becomes quite dry during the winter months, the summer’s rainy season replenishes the area’s rivers and watering holes. A great way to enjoy summer in Riviera Nayarit is to take an early morning hike before the temperatures rise too high. One of the best hikes in the area is Monkey Mountain, which is found on the way to Higuera Blanca in between Punta Mita and Sayulita. Monkey Mountain is a great hike that the whole family can enjoy. Head out as early as you can as some parts of the hike do not have shade. It will all be worth it though once you read the top of Monkey Mountain and can enjoy impressive panoramic views of Banderas Bay. If you don’t mind heading down into Puerto Vallarta, there is another lovely hike near Palo Maria, which is about 10 minutes south of downtown PV. There you will find a beautiful flowing river during the summer months, and watering holes that are ideal for a refreshing dip. Plan ahead and bring a picnic to enjoy under the huge trees that shade the area. If you don’t mind a bit more of a workout, try to hike inland and you will reach a remarkable waterfall. It is a great spot to swim, dive, and float as you cool down in the refreshing waters.

Chill Out at the VIP Cinema

Another great way to stay cool during the summer in Riviera Nayarit is to enjoy a movie at the new VIP Cinema near Fluvial. Located inside the La Isla Shopping center in the hotel zone, the VIP Cinema features a full menu, drinks, and desserts so that you can enjoy the full VIP experience while you watch the latest blockbuster. Take a seat in the comfy leather recliners, and get comfortable. Peruse the extensive menu and when you are ready to order, simply push the button located at your seat and a waiter will come to take your order. Cash and cards are accepted. After you enjoy your movie, why not take the time to check out some of the amazing shops at La Isla. There are popular brand name and local stores that tourists and residents alike love to visit to find their next favorite outfit. Make sure you check out the turtle sanctuary and koi fish pond on your way out.

During summer in Riviera Nayarit, there are plenty of ways to stay cool so you can enjoy the area all year long. Do you live in Riviera Nayarit or have a second home at Villa La Estancia? If so, swimming in one of the amazing onsite pools on the property, or simply relaxing in the comfort of your air-conditioned private residence are two other great ways to enjoy summer in Riviera Nayarit.

Moving to Mexico Checklist

Are you moving to Mexico for retirement, or to start a new lifestyle? Or are you still considering and weighing out the pros and cons of moving to Mexico? We have put together a few things to consider if you are planning on moving to Mexico. There are obviously lots of details involved when moving to a new country, but this checklist should help point out the most important factors to consider if you are moving to Mexico.

Travel Arrangements and Documentation

To begin with, make sure that you and all members of your family have the proper travel documentation needed to enter Mexico. All family members moving to Mexico must have a valid Passport at time of travel, and if you plan to live and work in Mexico you will also need to apply for the appropriate Visa. All foreign travelers that enter Mexico are granted a 6 month tourist Visa, but it is recommended you begin the application process for a resident Visa like a FM-2 or FM-3 Visa if you are moving to Mexico. It may make sense to enlist the services of a immigration lawyer who can help guide you through the immigration process for a fee. Also, if you plan to fly, make sure all flights and travel arrangements are booked ahead of time so that your move can be as smooth as possible.

Valid Passport and Driver’s License

Be aware that your native country Passport must be valid for at least one year when you apply for a resident Visa when moving to Mexico. If your Passport is about to expire, it is recommended you first renew the Passport for another term before you submit your resident Visa application to the Mexican consulate. Is your Driver’s License from your home country still valid? If not, it may also make sense to renew your Driver’s License before you leave as well. Although Mexico does not require you to have a Mexican Driver’s License to legally drive when moving to Mexico, it will help if you have a valid driver’s license from your home country, at least at first. Down the road, you can apply for a Mexican driver’s license as well. Some cities require that you pass a written test only, and others require that you pass a driving test in addition to pay the applicable fees.

Are You Bringing Pets?

Are you planning on Fido the dog and Fluffy the cat moving to Mexico with you? The good news is, cats and dogs can be brought into Mexico. However, you do have to ensure your pet has the required vaccinations and their health papers in order. A valid Health Certificate issued by an licensed veterinarian and proof of vaccines against rabies and distemper are required to be administered at least 15 days before you attempt to bring your pet to Mexico. Currently, only cats and dogs can be brought into Mexico under these terms. If you have other animals such as rabbits, snakes, birds, etc, you are required to apply for special import permits and pay additional fees.

Make a Checklist: What to Bring and What to Leave

Be prepared and make a checklist of what items you definitely want to take with you when you are moving to Mexico, and also make a checklist of what you can leave behind. It may make sense to have a garage sale or donate items that you truly don’t need. Take advantage of the opportunity to declutter and focus on what essentials you want to bring with you when moving to Mexico. Depending on what city in Mexico you plan to live in, most items are available in Mexico. Some food items or clothing may have harder to find, but in general, you can find everything you need when moving to Mexico. Look at it as a good chance to minimize material possessions and focus on what truly matters…quality time with your loved ones.

Arrange Temporary Housing in Mexico

Do you already have a home or apartment rental secured for your move? Regardless of what time of year you are moving, make sure to make accommodation arrangements well in advance. High season can mean higher prices and less availability so make sure to plan ahead. Whether you choose a temporary hotel or AirBnb at first, don’t wait until the last minute or you could end up spending a lot of extra money on temporary housing when moving to Mexico. It is a good idea to try to arrange a month by month rental if possible so you can decide how you like the area and town you live in before you commit to a long term lease or real estate purchase. Speaking of Mexican real estate, there are lots of high quality properties available in Mexico at a fraction of the price you would pay in the States or Canada. Once you have settled in Mexico, purchasing full ownership or fractional ownership Mexican real estate property could be a smart move. Quality Mexican real estate at a great price is one of the top reasons why expats end up moving to Mexico.

When moving to Mexico, make sure to plan ahead and make sure all your Passport documents are in order before you move. Taking your pets when moving to Mexico? Make sure their vaccinations are up to date, and that you have the appropriate health certificate to avoid delays on your pet being allowed to enter Mexico. Lastly, make sure all your travel arrangements and accommodations are in order so that moving to Mexico is an enjoyable and exciting time for everyone.

Riviera Nayarit Real Estate Tips

Are you interested in owning Riviera Nayarit real estate? Just north of beautiful Puerto Vallarta in Jalisco, lies the up and coming state of Riviera Nayarit where you can find the luxurious Villa La Estancia. With many great Riviera Nayarit real estate options available for those individuals dreaming of a vacation home at the beach, Riviera Nayarit real estate could be in your future. Read below to learn how you can find the perfect Riviera Nayarit real estate property at Villa La Estancia.

Time To Buy?

In Riviera Nayarit and Puerto Vallarta, it is well known that there is a high season and low season that drives the tourism industry. High season is considered the cooler months between November through April. Low season in Puerto Vallarta and Riviera Nayarit is considered the hot and humid months between May and October. The seasonal tourism trends can have an effect on Riviera Nayarit real estate prices as well. With the increased demand and traffic that occurs during the high season months, the best time to buy could be at the end of high season or during low season. There will be less qualified buyers physically in town at that time that could be potential competition against you for a Riviera Nayarit real estate property that you want to buy. Less buyers means it will be easier to find the home of your dreams. In addition, many Riviera Nayarit real estate owners travel during the low season when temps are soaring, so more properties will be vacant which makes it easier to schedule multiple viewings in a short period of time.

Find An Experience Realtor

Anytime you are in the market for a new home, an experienced and reputable realtor is an invaluable resource to guide you through the purchase process. With Riviera Nayarit real estate, realtors can help maneuver the somewhat complicated process of buying a home in another country. Experienced Riviera Nayarit real estate agents will know the available properties that fit your search criteria, and they can help you securing financing if needed. Especially with the complications of having purchase contracts in Spanish, it is crucial to have a trustworthy and honest Riviera Nayarit real estate agent working with you. At Villa La Estancia, we have professional and motivated in-house brokers that can help you with your search to find the perfect residence right for you. Make sure to ask for referrals, and do your homework to ensure you only enlist the services of a qualified realtor.

Consider Your Riviera Nayarit Real Estate Budget

One of the most important considerations when buying a Riviera Nayarit real estate property is to make sure you create a budget. In Mexico, most properties are paid for in cash instead of obtaining a mortgage loan. It can be difficult to obtain financing in Mexico, and the interest rates are significantly higher than typical mortgage loans in the United States or Canada. Because of this, it helps if you are able to buy a property with cash if you want to make a Riviera Nayarit real estate investment. If that is not an option, luxury Riviera Nayarit real estate properties such as ours at Villa La Estancia in Nuevo Vallarta are pleased to be able to offer in-house developer financing. This is hard to find in Mexico, so a great option for those individuals who want the best, but can use a little help with their cash flow. We at Villa la Estancia is dedicated to making your homeowner dreams come true.

No matter what type of Riviera Nayarit real estate you choose, make sure you use a great realtor, buy at the right time, and adhere to your budget so that you do not overextend yourself and ruin your Mexico beach home dreams. Contact us at Villa la Estancia today by visiting www.villalaestanciarealestate.com. We are ready and willing to help you in your home search so you can start making incredible life memories now.

This magical beach truly is the like a dream come true… a wide, sandy cavern with the Pacific Ocean’s crystal clear waters lapping on the private beach. This hidden beach is definitely one of the most beautiful and ecologically-diverse hidden beaches in all of Mexico. It’s an ideal spot for those who love to snorkel, and get up close with the colorful marine life that inhabits the area. The hidden beach is also a great place for a romantic day trip for locals and expats that live in Riviera Nayarit. Walk hand in hand on the sandy shores of this hidden beach as you gaze up at the beautiful blue clear sky above. It is a sight to behold to see the heavens peeking in from atop the cavern’s ceiling as you soak in the warm Riviera Nayarit rays of sunshine. This natural haven is home to more than 100 species of unique birds and fish.

Bonus: Humpback Whale Sighting

If you live in Riviera Nayarit, or have a second home there, plan to schedule your day trip to the hidden beach between December and April. During those months you will be able to humpback whales that pass through the area during these months on your way to and from the hidden beach. Each year, humpback whales make their migration down from the icy, cold waters of Alaska to procreate and birth their young in the Banderas Bay’s warm, sheltered waters. Visitors and locals in Banderas Bay are lucky to see a ton of whale activity each year at this time. A boat trip to the hidden beach during these months virtually guarantees you a whale sighting. Have your camera ready and enjoy the majestic humpback whales as they jump high out of the water and splash around. Many like to show off their playful side and they flap their fins and spray water high in the air from their breathing holes! The migration signals the whale’s mating season is in process so you keep your eyes peeled for young baby whales. They are likely to be found tailing close behind their protective mothers.

For a wonderful day adventure for local Riviera Nayarit residents or visitors, be sure to visit the hidden beach for an unique and unforgettable experience. A bonus is whale watching if you go during the winter months. Many tour companies offer packages to visit the hidden beach, and you can ask the front desk concierge at Villa La Estancia if you need assistance in booking a tour. The staff at Villa La Estancia’s front desk is professional and friendly, and ready to help make your time at Villa La Estancia magical each and every day.

Pre-Construction Real Estate in Mexico: What To Know

It’s easy to see all the major changes that have been happening in Puerto Vallarta within the last five to ten years, especially if you know the Puerto Vallarta area well. Within the past few years, the Old Town and Downtown neighborhoods of Puerto Vallarta have experienced major transformations as developers are building more and more condominiums to meet the demand for people who are relocating to make Puerto Vallarta their new home. With many new construction projects under way, it has surely altered the charming appeal of Old Town, and many people are not very happy about the effect to the authenticity, charm, and ambiance that has been altered. There are more construction units underway and the change is not going anywhere, so the question is should people purchase pre-construction real estate in Mexico? Continue reading below if you would like to know the top tips to buy pre-construction real estate in Mexico to determine if the investment is worth the risk.

Upscale Condominiums
If you take a quick stroll through Old Town Vallarta, you will quickly notice all the new construction buildings being built amongst the charming, older buildings. Many of the new condominiums that are being built come with modern décor, gyms, an infinity pool on the rooftop, and many high end appliances. These high end amenities are fantastic for people who are wanting to purchase a modern condo that still provides access to the Mexican lifestyle they desire. These new condos come with luxurious amenities, and buyers will not have to worry about keeping up with the maintenance and repairs that come with older, out of date condominiums.

Problems to Avoid
One of the major problems that occurs when purchasing a pre-construction Mexican real estate property is that the product is unfinished, which is a huge risk. It has happened more than once when a real estate property in Mexico has had financial issues, which led to the construction being stopped when it was only halfway done, which left many investors upset along with being scammed out of a lot of money. When you purchase pre-construction real estate in Mexico, it comes with this risk and this can occur anywhere, but you can lessen the chance of becoming a victim to real estate scammers or a developer that is dishonest when you know the tips to prevent it.

Reputable Developer
When you are purchasing Mexican real estate, the most important tip is to make sure the developer is reputable. To find out if a developer is reputable, you should look over their qualifications, and to review the properties that they have completed on time. You should always ask the developer for references and then research the developer thoroughly. If you want to protect yourself, then you should always research and do your homework on the developer before you decide to purchase a pre-construction Mexican real estate property. Don’t decide to purchase any pre-construction Mexican real estate before the research has been done even if the developer promises you big discounts or incentives.

Construction Delays and Risks
It is not uncommon with any new construction projects to have delays, especially with real estate in Mexico. Many of the real estate developers in Mexico will include a contingency clause of 3-6 months past the due date of completion so that they have a buffer in case of delays. You should be aware that your construction may not be ready by the due date, so you should make sure that you are prepared for this so you avoid any unwanted stress. When you are dealing with any pre-construction real estate in Mexico, you should try to negotiate with a small down payment so that your initial investment is minimal. Once you have the key and you can move into the completed property, you can finish paying for it then.

Experienced Realtor
Another helpful tip is to always deal with a realtor that is experienced and qualified when you are wanting to purchase pre-construction Mexican real estate. You should look for one that has an outstanding reputation, and one that knows the local real estate market very well. When you choose a realtor that also has experience with pre-construction real estate in Mexico, then it will be a big help when you purchase your property.

Avoid Risk – Buy Completed Real Estate in Mexico
Last, but not least, a risk-free tip is to only purchase a unit from a property that is already completed. You may miss out on discounts that are generally offered on pre-construction Mexican real estate, but it will be worth it in the long run to avoid the unwanted risks and delays that could occur. One of the best real estate in Mexico properties to consider that is fully complete and move-in ready is Villa La Estancia in Nuevo Vallarta.
