  • Traditional Condominiums and Homes:

Some foreigners decide to invest in Mexico and buy real estate. However, maintenance and upkeep is something to think about if you don’t want to waste your vacation time doing housework. Condos will charge monthly maintenance fees, and standalone homes will require you to find people to handle repairs and maintenance of your home.

Since homes require a lot of maintenance and upkeep, many expats decide that timeshare ownership or a hotel-condo concept like Villa La Estancia is the best choice. That way, they can focus on enjoying a better quality of life in Mexico. What are you looking for in your second home in Mexico?

Moving to Mexico Checklist

Are you moving to Mexico for retirement, or to start a new lifestyle? Or are you still considering and weighing out the pros and cons of moving to Mexico? We have put together a few things to consider if you are planning on moving to Mexico. There are obviously lots of details involved when moving to a new country, but this checklist should help point out the most important factors to consider if you are moving to Mexico.

Travel Arrangements and Documentation

To begin with, make sure that you and all members of your family have the proper travel documentation needed to enter Mexico. All family members moving to Mexico must have a valid Passport at time of travel, and if you plan to live and work in Mexico you will also need to apply for the appropriate Visa. All foreign travelers that enter Mexico are granted a 6 month tourist Visa, but it is recommended you begin the application process for a resident Visa like a FM-2 or FM-3 Visa if you are moving to Mexico. It may make sense to enlist the services of a immigration lawyer who can help guide you through the immigration process for a fee. Also, if you plan to fly, make sure all flights and travel arrangements are booked ahead of time so that your move can be as smooth as possible.

Valid Passport and Driver’s License

Be aware that your native country Passport must be valid for at least one year when you apply for a resident Visa when moving to Mexico. If your Passport is about to expire, it is recommended you first renew the Passport for another term before you submit your resident Visa application to the Mexican consulate. Is your Driver’s License from your home country still valid? If not, it may also make sense to renew your Driver’s License before you leave as well. Although Mexico does not require you to have a Mexican Driver’s License to legally drive when moving to Mexico, it will help if you have a valid driver’s license from your home country, at least at first. Down the road, you can apply for a Mexican driver’s license as well. Some cities require that you pass a written test only, and others require that you pass a driving test in addition to pay the applicable fees.

Are You Bringing Pets?

Are you planning on Fido the dog and Fluffy the cat moving to Mexico with you? The good news is, cats and dogs can be brought into Mexico. However, you do have to ensure your pet has the required vaccinations and their health papers in order. A valid Health Certificate issued by an licensed veterinarian and proof of vaccines against rabies and distemper are required to be administered at least 15 days before you attempt to bring your pet to Mexico. Currently, only cats and dogs can be brought into Mexico under these terms. If you have other animals such as rabbits, snakes, birds, etc, you are required to apply for special import permits and pay additional fees.

Make a Checklist: What to Bring and What to Leave

Be prepared and make a checklist of what items you definitely want to take with you when you are moving to Mexico, and also make a checklist of what you can leave behind. It may make sense to have a garage sale or donate items that you truly don’t need. Take advantage of the opportunity to declutter and focus on what essentials you want to bring with you when moving to Mexico. Depending on what city in Mexico you plan to live in, most items are available in Mexico. Some food items or clothing may have harder to find, but in general, you can find everything you need when moving to Mexico. Look at it as a good chance to minimize material possessions and focus on what truly matters…quality time with your loved ones.

Arrange Temporary Housing in Mexico

Do you already have a home or apartment rental secured for your move? Regardless of what time of year you are moving, make sure to make accommodation arrangements well in advance. High season can mean higher prices and less availability so make sure to plan ahead. Whether you choose a temporary hotel or AirBnb at first, don’t wait until the last minute or you could end up spending a lot of extra money on temporary housing when moving to Mexico. It is a good idea to try to arrange a month by month rental if possible so you can decide how you like the area and town you live in before you commit to a long term lease or real estate purchase. Speaking of Mexican real estate, there are lots of high quality properties available in Mexico at a fraction of the price you would pay in the States or Canada. Once you have settled in Mexico, purchasing full ownership or fractional ownership Mexican real estate property could be a smart move. Quality Mexican real estate at a great price is one of the top reasons why expats end up moving to Mexico.

When moving to Mexico, make sure to plan ahead and make sure all your Passport documents are in order before you move. Taking your pets when moving to Mexico? Make sure their vaccinations are up to date, and that you have the appropriate health certificate to avoid delays on your pet being allowed to enter Mexico. Lastly, make sure all your travel arrangements and accommodations are in order so that moving to Mexico is an enjoyable and exciting time for everyone.

Travel Tips for Expats in Mexico

Mexican Lifestyle: Is it for you?

Many people have been lucky enough to visit beautiful Mexico a time or two for vacation. Thanks to its excellent year round climate, reasonably priced accomodation & restaurants, and endless stretches of stunning beaches, Mexico has long been a top tourist destination. Now the question is, did you fall in love with Mexico and are considering buying a second home or even moving full time to this wonderful country? Here are some of the things to consider if you are itching to give up the fast-paced American (or Canadian) way of life and ready for an authentic Mexican lifestyle.

Rich History
Some of most attractive elements to Mexico is its rich and interesting history. From its incredible Mayan archaeological ruins to the detailed Spanish influenced architecture and religious practices, Mexico has a lot to offer. There are a large amount of museums, cathedrals and art galleries located in the majority of Mexican cities, especially the two largest cities of Guadalajara and Mexico City, now better known as Ciudad de Mexico or CDMX for short. Even in the smaller towns, you will find cathedrals and interesting Mexican history in every corner if you look for it.

Cultural Festivities
Another important aspect of Mexico is the culture you will be surrounded by on a daily basis. Mexico loves a good party, and there are plenty of bank holidays and religious holidays which means a great time is virtually guaranteed. With festivals and cultural events held on a regular basis, you can be sure to enjoy how colorful and exuberant Mexico and its heritage is at its core. Whether you socialize with the locals or find yourself in a group of expats who have also decided to make Mexico their home, you will never run out of things to do. Your social calendar will likely be much fuller than it was at home where work can interfere with down time with friends and family.

Colorful and Relaxed
In addition to valuing down time, Mexico is truly a country that shines from within. From its food, flowers, street art and colorful buildings, Mexico loves a good color palate. The amazing colors of Mexico create a feeling of coziness and peace that you can’t find everywhere. Another point about living a Mexican lifestyle is that you need to be ready to adapt to a slower paced life in all areas. While most people enjoy relaxing on the beach, be prepared to deal with a lack of punctuality when dealing with businesses and workers. Knowing ahead of time that it is acceptable to arrive late in general, you can avoid stressing yourself out or feeling frustrated by this apparent lack of respect. It is simply part of the culture and can take some getting used to. However, showing up on time for work or appointments is standard practice.

Quality Luxury Beachfront Real Estate
Another huge benefit to a Mexican lifestyle is the opportunity to own a little piece of luxury beachfront real estate. With some of the most beautiful beaches in the world, Mexico is a great spot to invest for a vacation home or relocation. When compared to luxury beachfront real estate in the United States or other countries, Mexican real estate in coastal towns is still well priced, especially considering the natural beauty and charm that Mexico offers. Wondering where some of the best Mexico beachfront real estate is found? Check out Villa La Estancia Real Estate at https://www.villalaestanciarealestate.com. With amazing properties in both Riviera Nayarit and Cabo San Lucas, Villa La Estancia offers high quality construction with luxurious finishes and amenities that are hard to beat.

10 Reasons to Make Mexico your Home

The People

Three words to describe the people of this wondrous land would be kind, curious and welcoming. Mexican people will take the time to ask you, with genuine interest, about your experiences and to share their own. If you take the opportunity to exchange a few words with the locals, you will most likely be given tons of advice on the best places to visit or perhaps even invited to eat in the family home.

The Climate

The beauty of the Mexican climate is that with such a huge landmass it can cater for everybody. If you love a tropical climate, you can have it! If you prefer cool mountain weather, it’s yours!

The Colors

Mexico is a visual feast of colors that is never dull. This country has a bright palette demonstrated by the food, textiles, flowers, traditional paper banners, street art, even houses – the list goes on!

The Lower Cost of Living

Coming from the U.S. Canada and Europe, the cost of living feels substantially cheaper. You will find yourself spending a fraction of the price on things like eating out, rent and transport. This allows you to worry less and enjoy more.

The Cuisine

Although Mexican food can vary from state to state as each region puts their spin of things, the cuisine is consistently delicious. Classic flavors draw from tomato, chili and corn, lime, onion and cilantro. You can find mouthwatering seafood and fresh fruits, exquisite traditional foods including soups, meats and sauces, and not forgetting of course the foundational taco.

The Landscapes

The sheer size of Mexico paves the way for countless gorgeous landscapes from the Caribbean beaches of the South to the rocky desert of the North. There are volcanoes, tiny mountain towns, copper canyons, rapids, mountainous jungles and urban cityscapes.

The Nature

Given the wealth of natural resources that Mexico nurtures, its biological diversity is something to be treasured. Mexico boasts almost 30,000 species of flowering plants and 1,500 types of mammals, reptiles and amphibians. You can experience the grandeur of the pink flamingo in the Yucatan or the millions of Monarch butterflies in Michoacán which migrate from Canada each year.

The Celebrations

Another colorful element of the culture is the festivities! With a plethora of bank holidays to celebrate national and religious holidays, there is plenty of joy to be had throughout the year. You can join the celebrations by sporting the national colors of red, white and green whilst eating, drinking and dancing to your heart’s content.

The History

Mexican history is a rich and interesting study, from the Olmecs and Mayans, to the Spanish conquest, to modern day political issues. There are many museums and art galleries throughout the country to tell the story, particularly in the larger cities like Mexico City and Guadalajara.

The Sense of Fun

Finally, Mexico is a country that has a sense of fun and freedom to it which is contagious. Perhaps this is brought to us by all of the above; the endless opportunities to experience something new and the generous people which make it all possible.

Finding a Dream Home in Mexico

A lot of people ponder the possibility of making their dream home in Mexico but think that it is too difficult or are put off by the seeming language barrier. Thankfully, the reality of finding your dream home in Mexico is somewhat easier than you might think.

There are a variety of dream homes available to match a diversity of budgets, styles, and luxury pursuits in Mexico. If you are looking for your dream home in Mexico, all you need to do is some research, locate the right broker, and follow your gut. The following steps will help start you on your way to finding your dream home in Mexico.

Makes Sure the Location Matches your Lifestyle

Before you buy anything, you need to determine what type of dream home and environment best suits you. This means you must decide how big your home needs to be and what type of weather you are willing to tolerate all year. One big plus about Mexico is the moderate temperatures. So, the climate will feel either like spring or summer in specific locations, and you don’t have to worry about winter weather if you choose intelligently. Also, keep in mind the type of activities you like to do in your community. Do you like to fish? Go golfing? Dining out? Go Salsa Dancing? Shop at farmers’ markets, etc.? These are some of the things you should consider while deciding where you want to reside.

For example, Nuevo Vallarta in Riviera Nayarit, Puerto Vallarta and Cabo San Lucas are ideal spots for those who like the finer things in life: art galleries, farmer’s markets, vibrant expat neighborhood, diving, whale watching, fine gourmet restaurants, and luxurious golf courses.

Find a Good Real Estate Agent you Like

Locate an established real estate agent with great references, and find out if the agent is a member of the Asociación de Profesionales Inmobiliarios, A.C (AMPI). An AMPI real estate agent in Mexico will be highly familiar with the pros and cons of getting a home in Mexico and should be able to provide information on new real estate projects and houses that are for sale. Your agent will help you successfully close the sale and assist you with the particulars involved in buying your dream home in Mexico.

Visit First

Very few people will buy a property without having seen it, unless you are purchasing bricks and mortar for your investment portfolio rather than to live in. A try and buy visit is a good way to simulate the experience of living in the communities you are considering for your Mexican dream home. A few of the property developers will grant permission for you to reside at the residence temporarily so you can get a feel of the property before making a final decision to buy.

Watch the Media

Scan local newspapers and subscribe to real estate newsletters to locate currently available properties.

Trust your Instincts and follow your heart

And last but not least, always trust your instincts when deciding to buy your dream home. Pay attention to your suspicions and ask for clarification when you are uncertain about certain property particulars. Try not to get caught up in hard sell deals because you will recognize your dream home as soon as you step foot into it.
