To begin with, in Mexico there is a law that says only citizens of Mexico can purchase land that is near the coast or border. This law prevents foreigners from owning real estate property near the coast or border with the title being held in their name.

However, with a Fideicomiso or bank trust, a foreigner can buy real estate in Mexico. Also known as a Bank Trust in English, a Fideicomiso is the legal way and official process for non-citizens of Mexico to be able to buy real estate by the coast or border.

The deed is held through the bank trust and the bank is the trustee, and the beneficiary is the homeowner. Bank Trust owners have the same rights as citizens of Mexico. The property goes to the beneficiary, and if they pass away, it is able to be passed down to their heirs.

How Does the Bank Trust Work?

A Notario will organize the Bank Trust or Fideicomiso. The bank trust will have a time term of fifty years, then it will automatically renew for another fifty years once it concludes. It is very simple to set up a Fideicomiso and it is affordable as well. In addition, a Fideicomiso gives the homeowner the right to designate a second beneficiary in the event of the homeowner’s death.

The heirs don’t have to go through probate, because the title is held in a bank trust legally. Non-citizens of Mexico can own coastal real estate in Mexico legally. You should only work with a reputable real estate agent or developer. When an offer has been accepted, the title company will hold the escrow funds, then disperse them at closing.

Baby Sea Turtles in Mexico

Did you know that Mexico is often called “The Land of the Turtles”? Each year, seven of the eight species of sea turtles in the world return to the shores of Mexico. There, sea turtles return to the exact place they were born to lay their own eggs.

Typically, sea turtles are known for laying their eggs along the Pacific Coast in numerous coastal towns including Mazatlan, Puerto Vallarta, and Oaxaca. On the Baja California Sur, San Jose del Cabo and Cabo San Lucas are the best spots to see sea turtles and even participate in baby sea turtle releases once hatched.

Baby Sea Turtles in Mexico

For starters, female sea turtles start to arrive on the coast of Mexico during the month of July. Sea turtles lay eggs from July to November, with August and September being the most active months. When they arrive, each turtle can lay up to 100 eggs in each nest.

Once eggs are laid, the incubation of sea turtle eggs can take anywhere between 40 to 60 days depending on what type of species of sea turtle. When the hatching of a nest begins, it can take between 1 to 4 days before all the baby turtles hatch and are ready to be released.

On average, sea turtle eggs take around 45 days to hatch. Also, the sand temperature determines the genders of baby sea turtles, with cooler sand producing more males and warmer sand producing more females.

What Types of Sea Turtles Come to Mexico?

Are you wondering what kind of sea turtles visit the shores of Mexico each year? The most common sea turtle species that come to Banderas Bay and Puerto Vallarta are the olive ridley turtle, the leatherback turtle, the Prieta turtle, and the hawksbill turtle.

In Cabo San Lucas, the sea turtle species that visit the shores there include the Hawksbill, Loggerhead, Leatherback, Green and Olive Ridley turtles that swim to and lay eggs on the shores of Baja California Sur every year.

Also, the only species of sea turtle that does not come to Mexico is the “flatback” sea turtle (natator depressus), which has a very small range and is only found in waters near Australia.

Baby Sea Turtle Release

If you want to see sea turtles in person, there are local conservationist groups in Puerto Vallarta and Cabo San Lucas that work to collect and protect sea turtle eggs until they hatch. This helps increase the chances of survival by protecting the eggs from predators or people who try to steal the eggs to sell them on the black market.

If you want to witness this amazing nesting and hatching season in person the best time to visit Mexico is in late August, September, and early October. In terms of what time of day, dusk is usually the best moment for turtles hatching but it can also happen anytime throughout the day.

In addition, the season for releasing baby sea turtles in Puerto Vallarta and the Riviera Nayarit occurs between the months of August and December, although it occurs frequently outside this period of time as well.

What banks in Mexico do foreigners use? There are many options. The most popular banks in Mexico are BBVA Bancomer, Barnote, Citi Banamex, and Banco Santander.

Foreigners are able to open a bank account in Mexico, but as a US citizen there are important things you should know. Each bank will have different requirements, but an ID, proof of address, and a copy of your identification are a must.

Also, some of the Mexico banks will accept an FM3 non-migrant visa if you can provide proof of foreign bank statements that show you meet financial requirements.

There are more options today than in previous years for financing for real estate in Mexico. Some of the principal banks in Mexico along with specialized lenders offer “cross-border” loans that will lend money in US dollars.

Usually, banks in Mexico offer real estate loans ranging from five to twenty years, and some will offer longer-year loans. If you purchase a new construction, the developers will offer in-house financing for qualified buyers.

Does Mexico use a credit score system? The Buro de Credito is the official credit bureau in Mexico that tracks credit information. Circulo de Credito is a private credit bureau that uses the FICO score and is starting to become popular with many banks in Mexico.

They have already added eleven new routes from Mexico City Airport (AIFA) and will operate more than fifty flights each week. The additional new flights in Mexico will allow more people to fly with direct flights and affordable prices along with a variety of schedule options.

VivaAerobus Announces New Routes

Next, VivaAerobus has recently announced four new domestic routes to NLU Airport. For instance, Hermosillo (HMO) Puerto Vallarta (PVR), Ixtapa Zihuatanejo (ZIH), and Mazatlan (MZT) will be providing new flights in and out of Mexico City.

Also, in May 2023, VivaAerobus began offering thirty-eight departures weekly from the Felipe Angeles Airport to handle six domestic destinations including Tijuana, Acapulco, Puerto Escondido, Cancun, Oaxaca, and Monterrey. On July 2, the routes to Mazatlan, Hermosillo, Zihuatanejo, and Ixtapa will start and on July 14 the route to Puerto Vallarta will begin.

The VivaAerobus route to Puerto Vallarta will offer daily services, and Hermosillo service will be available four times a week on Monday, Thursday, Friday, and Sunday. The flights to Mazatlan and Ixtapa Zihuatanejo will be available three days a week on Tuesday, Thursday, and Sunday.
