The History and Mystique of Tequila in Mexico

The pride and joy of Mexico is tequila, did you know that? It’s true! This delicious liquor has been a top choice for people around the world since it was first introduced in Tequila, Jalisco in the 16th century. Tequila’s predecessor was pulque, a fermented beverage that was made using the agave plant back in pre-Columbian times in Mexico before the Europeans invaded the country. Do you love Mexico and want to buy luxury real estate? If so, consider Villa La Estancia which is the premiere Nuevo Vallarta real estate opportunity in Riviera Nayarit. We offer elegant beachfront residences with all the bells and whistles so that your second home in Mexico is everything you have dreamed of and more. Read below to learn more interesting facts about tequila and its history, and maybe you can enjoy a tequila in your new home in Mexico soon!

Origins of Tequila: Pulque

The Aztecs inhabited ancient Mexico and began the process of fermenting the agave plant to create a milky alcoholic liquid known as pulque between the years 1000 B.C. through 200 A.D. Pulque was created using the sap of the agave plant, and the Aztec people event worshipped two Gods that had a unique relationship to pulque. Mayahuel was the first Aztec God that was the goddess of the plant, and her husband Patecatl was the second God who was worshipped as well. Around 200 A.D.,the first evidence that pulque appeared in ancient drawings found on stone walls in the area. However, pulque was not transformed into the tequila that we know and love today until years later when Spain invaded Mexico.

Spanish Conquistadors Influenced the Creation of Mezcal and Tequila

Mexican agave plant

Did you know that the fermentation process of pulque underwent a transformation when the Spanish conquistadors arrived in Mexico in the 1400’s and 1500’s? The Spanish invaders drink of choice was brandy, but brandy was difficult to find in North America. As a result, they started improvising to make a new liquor called mezcal by using the agave plant and mud. Tequila is technically a type of mezcal, but tequila must be made exclusively from the blue agave plant, while various types of agave plants can be used to make mezcal. During the 1500’s, the Spanish government opened trade operations between Mexico and Manila that allowed mezcal and alcohol to be more easily traded. Later, in the 1600’s the largest Mexican distillery was constructed in Tequila, Jalisco.

1700’s – The Transformation into Modern Tequila

The Cuervo family started distilling tequila commercially in Mexico in 1758. Over 100 years later in 1873, the Sauza family successfully identified that the blue agave plant is the best choice for producing high-quality tequila. Approximately fifty years later near Tijuana, the first margarita was created by an Irishman named Madden who owned a bar in Tijuana. Many Americans would travel down to Mexico so they could get alcohol during prohibition, and Tijuana had more than 100 bars in town during the 1920’s. James Graham, an American journalist, and his wife were vacationing in Mexico and stopped at a bar in Tijuana that was owned by Madden, an Irishman. Madden created the Tequila Daisy, which was the first margarita. Many bars closed down after 1936 when alcohol was legalized again in the United States. The drink created by Madden became known as the margarita, and is still one of the most popular drinks in the USA and around the world. The first recipe for the margarita was published a few decades later in Esquire Magazine in 1953, making the margarita even more popular around the world.

Tequila is Intellectual Property of Mexico

Tequila from Mexico

In the year of 1974, the Mexican government officially declared tequila intellectual property of Mexico. This ensures that tequila can only be made in Mexico, and other countries are prohibited from producing tequila legally. The laws in Mexico clearly state that tequila can only be made in the state of Jalisco, along with a couple municipalities in the neighboring states of Tamaulipas, Guanajuato, Nayarit, and Michoacan. To ensure the high quality of tequila being produced, a Tequila Regulatory Council was also created. Remember, tequila is an alcoholic beverage that is made from only the blue agave plant, and this alcohol is mostly produced in Tequila, Jalisco.

Frida Kahlo: Master Painter & Mexican Icon

Kahlo was a skilled painter that is best known for her many portraits and self-portraits that were Inspired by Mexico’s popular culture and folk art. Through her art, she was able to question identity, postcolonialism, gender, class, and race in Mexican society. has Often described as a surrealist or magical realist, many of her paintings contain strong autobiographical elements. A master at mixing realism with fantastical elements, she was also involved in the post-revolutionary Mexicayotl movement that sought to create a Mexican identity.

The Early Life of Frida Kahlo

Born to a German father and Mexican mestiza mother, Kahlo spent most of her childhood and adult life at La Casa Azul, her family home in the neighborhood of Coyoacán in Mexico City. Today, the Frida Kahlo Museum is found in her childhood home that visitors love to explore and learn more about this incredible artist’s life. Kahlo was disabled by polio as a child, but was very intelligent and intended to go to medical school until a traffic accident at age eighteen. Her injuries were severe and contributed to serious pain and continued health issues. While she recovered from the accident, she started painting again and her passion for art was reignited.

Artistic Development and Diego Rivera

Kahlo joined the Mexican Communist Party in 1927 where she met fellow Mexican artist Diego Rivera. The two quickly fell in love and married a year later in 1928. They spent the late 1920’s and early 1930’s travelling throughout Mexico and the United States as Kahlo continued to paint and develop her artistic style. Inspired by Mexican folk culture, the majority of her paintings were small self-portraits that blended pre-Columbian and Catholic beliefs. Kahlo’s first solo exhibition was held in 1938 in New York at the Julien Levy Gallery thanks to the support of surrealist artist AndrĂ© Breton who was impressed by her talent.

Kahlo Recognized by Art Historians

Kahlo’s fame as an artist didn’t occur until the late 1970’s when her work drew the attention of art historians and political activists. Later, in the early 1990’s she had become an important figure in art history and icon for Chicanos, feminists and the LGBT movement. Kahlo’s work is celebrated internationally as a unique representation of Mexican national and indigenous traditions that art lovers appreciate and admire. Many people say that Kahlo’s depiction of the female experience and form is truly genius.

Mexican Property Insurance: What To Know

Owning real estate in Mexico is a dream for many individuals. The laid back lifestyle, beautiful climate, and delicious food make it an ideal place to own a second home or to enjoy retirement. Part of becoming a homeowner in Mexico is making sure you are protecting your investment accordingly against unforeseen circumstances and catastrophic events. A key preventative measure to keep yourself in a safe position is to consider property insurance. Property insurance in Mexico, which is different from title insurance, has many differences when compared to property insurance in the United States or Canada. Here we will discuss property insurance in Mexico and what you need to know.

Mexican Property Insurance: What to Know

Mexican property insurance offers varying levels of coverage that may be different than what you are used to back home. The policy wording will be different, and some things you may consider standard coverage may not be so in Mexico. In order to help foreigners and provide more comprehensive coverage, many property insurance companies based in the United States have begun offering Mexican property insurance policies that are more similar to US and Canadian policies. Mexican insurance companies underwrite the policies so it is valid under Mexican law. Since real estate is one of the most expensive things people can own during their life, it is important to properly protect your investment against an unforeseen event or natural disaster so you will not risk losing a large sum of money. Let’s discuss a few important questions to consider when you are deciding whether to purchase property insurance from a Mexican insurer or from a specialist property insurance company based in the United States.

U.S. Based Property Insurance Specialists

Unless you are proficient in Spanish and feel comfortable dealing with claims in another language, most expats are recommended to purchase a property insurance policy from a US based insurer that specializes in policies for foreign home ownership in Mexico. This is the best idea because if you ever have to file an insurance claim, it will be much more simple if you are working with a policy in English. Any insurance claim related situations can be stressful no matter how great your policy is, and the added stress of not understanding the wording in Spanish is something you can avoid. In addition, the majority of US based property insurance will have added coverages not available with Mexican insurers. For example, third-party liability coverage is standard for most US based policies, and is usually not available with Mexican insurers or comes with an additional premium. Third-party liability insurance is important to protect you from lawsuits against you in Mexico.

Types of Structures to Insure

As many homes in Mexico are comprised of multiple structures including guest houses, studios and casitas, make sure your property insurance policy covers all structures on the property. In addition to covering the main structure of your home, you may have to add the options to cover all additional buildings on the property so make sure your policy clear states which buildings will be included. Any stand-alone structure is considered an additional building, so make sure that your property insurance policy clear states which buildings on the same property are covered. It is important to recognize that potentially risky structures such as palapa roofs and wood-framed buildings are usually excluded from all policies. If you want to insure those structures as well, be aware you will likely have to pay a high premium to have them included so you will need weigh the pros and cons of potentially leaving those structures out of your policy. Depending on the cost to replace or repair versus the additional cost to include them on your policy, it usually makes sense to leave those structures out of your policy.

Vacation Rental Insurance

Another important thing to consider when looking for property insurance is to consider a renter’s liability coverage if your home doubles as a vacation rental. Especially if you rely on rental income to support your quality of life, you should make sure to include coverage to protect yourself from a loss of use if something happens to your home. This additional coverage will help cover living expenses if your rental becomes damaged and cannot be rented until it is repaired. In general, this type of renters liability coverage is excluded on most standard policies, so make sure you confirm exactly what type of coverage is available prior to purchasing a policy. You may have to pay an additional premium to have the renter’s liability element included, but it is a key consideration for individuals who own and rent out vacation rentals.

In conclusion, when you buy property in Mexico it is important to purchase a property insurance policy that you can both understand, and properly covers your investment. Make sure to carefully check to insure that third-party liability coverage is included, and verify that rental income will be protected if your home is also a vacation rental. Lastly, if you own property that contains multiple dwellings, insure which structures are included and make sure it is clearly stated on your policy.

Top Tips for Finding the Best Real Estate in Puerto Vallarta and Riviera Nayarit

With some simple steps, finding the best real estate in Puerto Vallarta and Riviera Nayarit is easy. Here are some strategies you might want to employ to help you in your quest for a vacation home that is tailored to your needs.

Choose the right time to buy

The end of high season is a great time for finding the best real estate in Puerto Vallarta and Riviera Nayarit as this is the time when most of the expats and snowbirds have gone home for the summer. You will find that real estate agents have more time for you and are more likely to focus on finding you exactly what you want. Furthermore, properties are more likely to be vacant during this time, so you will find scheduling multiple visits to see real estate in one day much easier. You will also get to see the property in the rainy season, which will highlight any leaks or mold problems, as well as issues you might find with regards to airflow.

Get a good real estate agent

It is the job of a good real estate agent to manage expectations and make sure people know exactly what to expect when looking for investment properties in paradise. You also need an agent who can be honest with you about costs and your chances of finding what you want within your budget. Alongside a good real estate agent, you will also want to have a reliable real estate attorney and notary, both of whom a reputable real estate agent can recommend.

Buy Property You Can Afford

Make sure you have the capital to invest in real estate in Puerto Vallarta and Riviera Nayarit. Most properties in Mexico are paid in full rather than using a mortgage, although Mexico’s mortgage lending business is growing steadily. In addition, mortgage interest rates in Mexico are very high. Some high-end properties, like Villa La Estancia Real Estate, offer developer financing, which is a great option. Nevertheless, the best rule of thumb is to buy real estate in Puerto Vallarta and Riviera Nayarit that you can afford.

Consider YOUR expectations

How many times have you been told: “Don’t buy near the beach because properties are more expensive” or “Find real estate out of town, so it’s cheaper!” While you will find real estate in Puerto Vallarta and Riviera Nayarit to be much cheaper in less desirable locations, you might want to reconsider why you want to move to Banderas Bay. If your goal is to live cheaply, then by all means, choose a cheaper neighborhood; however, if your goal is to experience the wonders of this breathtaking location, then choose real estate that matches your expectations. You might also discover that properties by the sea are not out of your reach.

Be realistic

Take into consideration how often you will realistically be able to use your property; how many times a year will you visit. If you are planning to live in your home full time or for long periods, you will need a different kind of property than if you were buying real estate in Puerto Vallarta and Riviera Nayarit as an investment to rent.
